A tired bathroom can usually be brought back without renovation. A weekend of cleaning, resealing, and small fixes is enough.

How to Restore the Shine of a Tired Bathroom

Bathrooms have a particular kind of tiredness. It is not exactly dirt. It is a slow accumulation of soft greys, dull whites, slightly mouldy silicone, taps that no longer quite shine, and a general impression that the room is doing its best but has not been properly looked at for a while. Most people, when faced with a tired bathroom, assume the answer is renovation. Sometimes it is. Most of the time, a focused weekend of cleaning, small repairs, and replacement of a few specific things will restore most of the shine, at a cost of about thirty pounds and a Saturday.

Our bathroom is genuinely older than I am. The suite is original 1970s, the tiles are original 1980s, and the lighting is what we put up when we moved in. By any rational standard it should look terrible. It does not, because every couple of years we spend a weekend on the exercises below. The article walks through them in order.

The diagnosis

Stand in the middle of the bathroom in daylight. Look at it the way a stranger would. Note what catches your eye in a bad way. Almost always you will find six or seven things.

  • The silicone seal around the bath or shower, gone dark and patchy.
  • The grout between the tiles, gone grey or yellow.
  • Limescale on the taps and shower head.
  • Soap scum on the glass shower screen, gone slightly cloudy.
  • Spots of mould on the ceiling or in the upper corners.
  • Tired-looking sealant around the basin.
  • An old extractor fan grille caked with dust.
  • The toilet seat, which has gone slightly yellow from age.

Each of these can be addressed individually. None of them requires a builder. Together, attended to in one weekend, they transform the look of the room.

The grout

Grout discolours mostly because of soap and body oils that work their way into the slightly porous surface, plus mildew that grows in the wettest areas. A serious clean restores most grout to nearly white.

The method that has consistently worked best for us: mix a paste of bicarbonate of soda and water, about three parts to one. Apply the paste to the grout lines with an old toothbrush. Leave for fifteen minutes. Scrub firmly in small sections. Rinse with warm water.

For very stubborn grout, follow up with a second pass using a small amount of household bleach diluted four-to-one in water. Apply with a clean toothbrush, leave for ten minutes, rinse thoroughly. Ventilate the room well while you do this, and never combine bleach with vinegar or any acidic cleaner in the same session; the combination releases chlorine gas.

If grout is so stained that no amount of cleaning brings it back, the option is grout colourant, sold in small bottles at DIY shops for about eight pounds. You paint it onto the grout lines with a fine brush, wait the recommended time, and wipe excess off the tile faces with a damp cloth. The result is genuinely effective for a few years, and the application takes a couple of hours for a typical bathroom.

The silicone

Silicone seals around baths and showers eventually go dark and mouldy. Once the mould is inside the silicone, no amount of bleach will fully restore it; the mould is in the material, not just on the surface. The fix is to remove the old silicone and apply fresh.

Removing silicone is straightforward but slightly tedious. Use a craft knife to slice along both edges of the bead, working carefully so as not to scratch the bath or the tile. Then peel the strip away in one piece if you can; sometimes it comes off cleanly, sometimes in fragments. Once the bulk is removed, scrub the area thoroughly with a soft cloth and methylated spirit to remove any silicone residue and to kill remaining mould.

Let the area dry completely overnight before reapplying. Fresh silicone over damp surfaces will not seal properly and will go mouldy again within months.

The application itself: fit the tube into a caulking gun, cut the nozzle to the right size (about the same width as the gap you are filling), and run a steady bead along the joint. Smooth with a wet finger or with a small profile tool sold for this purpose. Practise on an old piece of card first if you have never done it; the technique is straightforward but requires consistent pressure.

Choose a quality bathroom silicone with a fungicide in it; cheap silicones are essentially the same product without the fungicide and go mouldy much faster. Expect a fresh, well-applied bead to last five to eight years before needing replacement.

The taps and shower head

Limescale on taps and shower heads dulls everything. The fix is the same as the one I described in the article on shower pressure: a soak in white vinegar.

For taps, fill a small freezer bag with vinegar, fit it over the tap nozzle, and secure with a rubber band. Leave for two hours. Remove the bag, scrub the tap with an old toothbrush, rinse, and polish dry with a microfibre cloth. The transformation is immediate.

For the shower head, unscrew it from the hose and submerge in a bowl of vinegar overnight. Brush the face, run water through it, reattach. If the nozzles are blocked by hardened limescale, work a needle through each one.

For taps with a removable aerator (the small mesh disc at the end of the spout), unscrew it, soak separately, brush, replace. The aerator collects more limescale than anywhere else and is the most common reason taps look tired.

The glass screen

Glass shower screens cloud over with a film of soap scum, limescale, and body oils. Even regular cleaning often leaves a slight haze.

The fix that has worked reliably for us: make a paste of bicarbonate of soda with a small amount of water. Apply to the glass with a sponge. Leave for ten minutes. Spray with white vinegar; the reaction fizzes mildly and lifts the scum off. Wipe with a clean microfibre cloth.

For genuinely cloudy glass, repeat the treatment twice. After the glass is clean, apply a small amount of car wax or a dedicated glass treatment; this puts a hydrophobic layer on the surface that helps water sheet off rather than bead, and dramatically slows the rate at which scum returns. Reapply every few months.

The ceiling and walls

Bathroom ceilings often develop small black spots of mould, particularly in the corners and around the extractor fan. The cause is moisture from steam settling on the coolest surfaces.

Spray a mild bleach solution (about one part bleach to four parts water) onto the affected areas with a small spray bottle. Leave for ten minutes. Wipe clean with a soft cloth. Repeat for stubborn patches.

Once the mould is gone, prevention is about ventilation. Run the extractor fan during and for ten minutes after every shower. Open the window when you can. If the extractor fan is weak, it may need cleaning (the grille and the fan blades collect dust) or replacing entirely; a new bathroom extractor costs about forty pounds and is a moderately straightforward swap.

For walls with bathroom-grade paint, a gentle wipe with warm soapy water removes most stains. For tile walls, the bicarbonate paste used on the grout works on the tiles too.

The small replacements

A few small swaps make a disproportionate difference to how a bathroom feels.

  • The toilet seat. New seats cost between fifteen and forty pounds, swap in five minutes, and instantly modernise the loo.
  • The shower head, if yours is genuinely tired. Twenty pounds gets you a perfectly good replacement.
  • The bath mat, the towels, and the soap dispenser. None expensive, all visibly improving.
  • The bulbs. If your bathroom is lit with the slightly yellow energy-saver bulbs from a decade ago, replacement with a 4000K LED gives a much fresher light that flatters everything in the room.

The final round

Once you have done the bigger jobs, finish with a thorough clean. Wipe everything dry. Polish the chrome with a microfibre cloth. Lay clean towels. Step out for an hour. Come back into the room.

It will not be a new bathroom. It will be the same one, looked after properly for the first time in a while. The shine that comes back is real. Most of what we read as “tired bathroom” is actually accumulation: silicone gone mouldy, grout gone grey, limescale on metal, soap on glass. Strip those off and the underlying room is almost always in better condition than you thought.

I sometimes think bathrooms are the rooms most often replaced when they should have been refreshed. A renovation costs five thousand pounds and a fortnight of disruption. The weekend above costs thirty pounds and the cost of one Saturday. The result is rarely the same, but it is often close enough that another five years pass before renovation is genuinely needed. If the grout is so far gone that cleaning has no effect, a bottle of grout colourant from a DIY shop is the next step; it paints over the existing grout and lasts a few years. Actual re-grouting is rarely needed except where the grout is crumbling or missing. The colourant approach is much faster and gives a comparable visual result; the only limitation is that it does not restore structural integrity if the grout itself is failing.

Three things, in order of effort. First, increase ventilation: run the extractor fan during and for ten minutes after every shower, and open the window when you can. Second, check the extractor is actually working; a fan can lose most of its suction to dust over a few years. Hold a tissue near the grille while it runs; the tissue should be drawn firmly to the grille. If it barely moves, clean the fan blades or replace the unit. Third, address any cold spots: a poorly insulated external wall in a bathroom is a permanent moisture trap. For severely damp bathrooms, dehumidifiers help; for mild dampness, ventilation is almost always the answer.

For routine maintenance, a quick wipe with a microfibre cloth and warm water after each use prevents most build-up. For deeper cleaning, the bicarbonate-and-vinegar method described in the main article works very reliably; the mild fizz lifts soap scum off without harsh chemicals. For long-term protection, apply a hydrophobic glass treatment (sold under various brand names) every few months; water then sheets off rather than beading, and limescale takes much longer to form. Avoid using anything abrasive on glass; even a coarse cloth can fine-scratch the surface over time and make it look worse rather than better.

A bathroom needs renovation rather than refurbishment when one or more of these is true. The plumbing is genuinely old and starting to fail (slow drains in multiple fixtures, hot water issues that no service will fix, persistent leaks behind walls). The waterproof membrane in a wet room is breaking down (you see damp on the ceiling of the room below the bathroom). The fixtures themselves are damaged beyond cleaning (cracked basin, badly scratched bath, broken toilet cistern). Or the layout no longer works for the household. Tired finishes can be refreshed; failing plumbing or compromised waterproofing cannot. If everything works but just looks dated, restoration is genuinely the right answer.
